Classy and care-free living in this high-end remodel of a classic Hawthorne farmhouse. Open concept kitchen and main floor living areas. Master bedroom, 2nd bedroom, loft space, and freshly remodeled bathroom on the upper floor. 2nd bathroom on the main floor, and 3rd bedroom in the basement. Storage space in the basement and the exterior shed. Small (low maintenance) yard, but with beautifully curated outdoor spaces for relaxing, including the large wrap-around front porch. 1 block north of Hawthorne Blvd, and right in the heart of the coveted Sunnyside neighborhood. Must be able to take possession or at least start paying rent by June 15th.

Screening criteria and other information to read before completing the application:

All occupants 18 or older must fill out an application.

We require a $50 application fee.  Your fee will be refunded if the application is not run for any reason (i.e. the individual requests that the application be withdrawn before the application is run, or another applicant is approved prior to the application being run).  The fee is not refundable if the individual's application is processed, but requests a withdrawal afterwords, OR if the application is denied.  Swift Property Management will run a credit check, criminal background check, and eviction history check. 

In the event that your Social Security Number, current address and/or Driver's License number is not verified when the screening is conducted, you may be required to submit a new application and pay an additional application fee to cover the cost of re-screening.  Please be sure that your SSN, address, and DL are correct before submitting.

In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income (pay stubs, offer letter from employer which outlines your start date and rate of pay, bank statement, etc).  Self-employed applicants will be required to present copies of your recent tax return, bank statements, and business license.  If you are not currently employed, you will be required to provide three most recent months of bank statements, AND we may require a co-signer to submit a separate application.  Bank statements for self-employed and unemployed applicants must display five times (5x) the monthly rent amount in your account.   

Your photo ID must be issued by a reputable authority or government that includes the applicant's current photo and full legal name. Acceptable forms of identification are:
a.  Evidence of Social Security Number (SSN Card);
b.  Valid Permanent Resident Alien Registration Receipt Card;
c.  Immigrant Visa;
d.  Individual Tax Payer Identification Number (ITIN);
e.  Non-immigrant visa;
f.  Any government-issued identification regardless of expiration date; or
g.  Any non-governmental identification or combination of identifications that would permit a reasonable verification of identity.

Furthermore, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at two (2) times the monthly rent amount.  If your total income does not constitute two times the monthly rent amount, a co-signer may be required in order to proceed with the application(s).  Insufficient income may result in denial of the applicant(s).

Your application will be denied and your application fee will not be refunded for the following reasons:
-Incomplete, inaccurate or misrepresentation of any information on your application.  
-Insufficient income or employment history
-Judgment of restitution (within the last 5 years)
-3 or more misdemeanors (within the last 3 years), or a felony conviction (within the last 7 years).
-Judgement and/or multiple collections or charge off's in the last 7 years.  Discharged bankruptcy within the last 12 years or any open bankruptcy.
-Negative landlord reference including: money owned to a prior landlord, three violation notices issued in a one year period, excessive damage at move out or if a landlord refuses to give a reference.
-A credit score of less than 500
-We determine that you would be a direct threat to to the health and safety of other tenants, guests, property, owner, owner's agents, or apartment complex.

All applicants are screened using the same criteria.  We do not discriminate on the basis of race, ethnicity, color, sex, religion handicap, familial or marital status, sexual orientation, sexual identity, or source of income.

Please note: Unless exempt, we require all tenants to carry a renter's insurance policy (with liability of at least $100,000), and provide certificate of coverage prior to moving in.
