Applications will be accepted beginning Thursday, October 12, 2023 at 5:00pm PDT. If applications are received prior to October 12, 2023 at 5:00pm PDT, Portland FAIR Ordinance requires us to record the date and time of these applications as 8 hours after the Open Application Period as a penalty.

TERMS:
• 12-month rental agreement available. 6-month or 18-month rental agreement preferred.
• Screening fee: $42.99 for financially responsible applicants- $49.98 for non financially responsible applicants over the age of 18.
• Monthly rent: $2,695.
• Security deposit: $2,695.
• Minimum monthly gross household income: $5,390.
• Minimum credit score of 650 required. Credit score below 650 will result in denial.
• A maximum of 2 cats and/or dogs are allowed upon approval.
• No dogs over 50lbs allowed.
• All animals must be over one year of age.
• An additional pet rent of $25 per pet, per month will be added to the Rental Agreement.
• An additional pet deposit of $250 per pet is required.
• Non-smoking property. Smoking and vaping is prohibited everywhere on the property.
• Tenant(s) to provide proof of renter’s insurance prior to move in and throughout tenancy.
• Included in rent: garbage/recycling and landscape maintenance.
• Tenant responsibility: water/sewer, gas, electricity.
• Home to be used only as a dwelling.

PET POLICY
• A maximum of 2 cats and/or dogs are allowed upon approval.
• No dogs over 50lbs allowed.
• All animals must be over one year of age.
• An additional pet rent of $25 per pet, per month will be added to the Rental Agreement.
• An additional pet deposit of $250 per pet is required.
• Tenant fully liable for any damage caused by pets.
• Pets must be current on their vaccines.
• We must view, meet and approve all dogs before approving the rental application.
• The following dog breeds are prohibited due to insurance limitations: Pit bulls (including Bull Terriers, Staffordshire Bull Terriers, American Bull Terriers and American Staffordshire Terriers, or any combination of these breeds), Rottweilers, Presa Canarios, Chow Chows, Doberman or German Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, and Alaskan Malamutes.
• Pet screening is required. A Pet Screening application fee is $20 for the first pet and $15 for the second pet, and is paid directly to the 3rd party pet screening company.

• This unit does not qualify as a Type A “Accessible Dwelling Unit” pursuant to the Oregon Structural Building Code and ICC A117.1.
• This property is located inside Portland city limits and is subject to the Portland FAIR Ordinance.

• Minimum credit score of 650 required. Credit score below 650 will result in denial.
• Five years of eviction free rental history.
• Three years of verifiable rental or mortgage history.
• No active or discharged bankruptcy within the past five years.
