Rent, Deposit, Utilities, and Insurance
• Rent: $2,400/month due on the first of the month (12-month lease).
• One-time refundable security deposit: $3,600 due with signed rental agreement.
• Online recurring rent payment is required.
• Utilities paid by tenant: gas & electric, water & sewer, phone/internet.
• Utilities paid by owner: garbage (every other week), recycling (weekly), yard debris & compost (weekly).
• At least $100,000 of renter’s liability insurance is required.
Pets
• Up to 2 indoor pets and 10 outdoor chickens are allowed (we have a permit for 10 chickens).
• Neither owner nor owner’s insurance are liable for damages or injuries caused by tenant’s pets.
Additional Information
• Tenant is responsible for basic yard maintenance including mowing lawn and weeding. (We can increase rent to cover yard care if desired.)
• All smoking and vaping of any kind prohibited on entire property.
