LATE CHARGES: If rent is not paid by the 5th of the month, Tenant agrees to pay a $1,000 late fee, plus $250 per day after that until rent is paid in full.

SECURITY DEPOSIT: Tenant shall deposit $6,000 with Landlord upon signing this lease as a security deposit to cover any property damage, cleaning, or unpaid rent. This deposit is refundable per state laws.

OCCUPANTS: Only registered tenant's are permitted to reside in the premises. Tenant shall notify Landlord of any additional occupants.

UTILITIES: Tenant is responsible for payment of all utilities including: Electricity, Utility, Internet (Weekly pool and lawn mowing service included.

PETS: Only non-aggressive deemed breeds allowed.

TERMINATION: Either party may terminate this lease with 90 days written notice prior to the end of the term. Tenant is responsible for rent through the termination date.
