1) INITIAL CALL: Call Tom TWO O SIX FIVEFOURNINE TWOFOUREIGHTONE for more information or to schedule a viewing. We require you to view the exterior of the property in person before we will schedule an interior viewing. Property will not typically be shown until after the availability date. Please do not disturb current tenants. Options to rent sight unseen or video tour is also available.
2) APPLICATION: Application will be provided to you only after your call with Tom. There is no application fee. This property has a MINIMUM requirement of 3x income, good references, and no evictions. Please do not apply if you do not meet the requirements. The application will require your 3 year rental history and 3 year employment verification (W2 for 2018 and 2019; last two pay-stubs).
3) BACKGROUND AND CREDIT CHECK: Concurrently with your application, we will run background and credit check (soft inquiry only; it will not negatively impact your credit score). This will include criminal, credit, eviction check for all applicants 18 or older. This will cost you $55 per adult applicant (this is a non-refundable fee going to background/credit check agencies). This should take just a few minutes. Once you complete, Tom will receive the report right away and be able to render a decision.
Please note: We do NOT want to waste our resources or your time/money. Accordingly, before you begin your application process, Tom will let you know how many applicants are in the application/background check process, if any, and allow you to be waitlisted in your position without having to spend the $55 background/credit check. That way, you can pay for a background/credit check only when you're the next in line and the property is still available.
4) APPROVAL: Tom will let you know whether you're approved ASAP. Once you're approved, you will need to sign the lease and pay the full Move-In Amount Due, both within 24 hours. Otherwise, the property will go to the next applicant in line.
LEASE PERIOD: 12 months
MOVE-IN AMOUNT: The total move-in amount required at lease signing will be First Month Rent (prorated) + Last Month Rent (prorated) + Security Deposit + Pet Rent (only if applicable; $25/mo additional)
As an illustration, the move-in amount for an example tenant (without a pet) moving-in on June 14, 2020 will pay the following at lease signing:
First Month prorated: June 14~30, 2020 = $1,925 x (17/30) = $1,090.83
Last Month prorated: June 1~13, 2021 = $1,925 x (13/30) = $834.17
Security Deposit = $1,925
Total: $3,850
