Criteria: Income must be at least 3x the rent rate. Good rental, credit (min. 650) and background history are a must. If your income and/or credit is lower than the minimum requirement, double security deposit will be required. Landlord reserves the right to use one and/or all criteria to determine approval/rejection. Lease contract is for a minimum of one year. We do not do short term leases.
We only hold a property for a maximum of 10 days with a $500 HOLD DEPOSIT upon approval (it will become part of your security deposits). If you are not looking to move within the next 2-3 weeks, you may want to check back at a later time.
Application fee is $85 per applicant. Move in funds required will be 1st month's rent (pro-rated as appropriate) plus Security Deposits (equivalent of one month deposit), cleaning deposit of $500 & key/remote deposits of $200.
$500 per pet deposit, if applicable. Please note for all condos and townhomes, HOA only allows up to two small pets, maximum weight is 25 lbs each at maturity. All pets and service animals must be disclosed at time of application. Owner reserved the right to rescind all approvals and terminate signed lease contract, if not disclosed.
