RENTAL SCREENING: Rental screening is required of each adult occupant when booking direct. Please see screening criteria below. These criteria must be met by all adult occupants that will be on the lease agreement.

SCREENING CRITERIA: (to be met individually by each adult planning on occupying the suite see Gross income requirements)

a. All adult occupants are currently Employed
b. COMBINED (When applying as more than 1 adult occupant) GROSS INCOME is at least X2 monthly rent for 2 adult occupants, X3 for 3 adult applicants or X4 for 4 adult applicants.
c. 650 minimum credit score.
d. No evictions.
e. No criminal Record.

HELP FIGHT RENTAL SCAMS: THE EFFORTS I AM MAKING TO PROTECT BOTH YOU AND I
1. I do facetime or zoom call briefly as a way to virtually meet. This is done to try to separate serious and qualified inquiries from scammers.
2. I ask pre-screening questions before we ever get to talking about the lease agreement, because it is important to me to protect both your time and mine.
Please see screening criteria to help determine if your application would qualify. Serious and qualified applicants only.
3. Signed Lease agreement is purposefully delayed to happen after touring the unit. A holding deposit is collected with lease signing and required for me to block calendar. Please use safe and traceable methods when submitting payment. I use Cashiers check/Bank Draft which you can get from any bank but it is probably easier to go to a bank you have an account with. The other 2 safer and traceable methods that I use are Money order or Direct Deposit (preferred after a lease is signed for its convenience). I do not do cash and I hesitate to use Venmo, Zelle or Cash App either as those are problematic for you the tenant if you ever need to stop a payment because you have been scammed, so I generally advise folks to avoid those when it comes to paying large sums of money to a stranger.
4. I do virtual tours as it is not practical to do in-person tours when hosting resident guests. I will provide you with the listing address, so you can look up and verify that I own the home. For safety and to uphold my privacy, interested parties must be willing to provide full legal name and some way for me to verify.
5. Tenant paid screening. You pay directly to the screening company.
6. FINAL WORD OF ADVICE TO POTENTIAL RESIDENT GUESTS . Consider getting a hotel room or short-term rental (which I have one in Denver, and you are welcome to book either direct or through a platform) for a couple of days, upon arrival to Colorado. This allows you to do your search in person, a much safer approach with less likelihood of getting scammed when doing your search. Good luck. Rental Scams are annoying, but we (both legit landlords and legit tenants) have to work hard and work smart to outsmart those ruining it for everyone.
