Apartment #8 is a nice 2nd floor 1-bed, 1-bath apartment at our New River property in Fort Lauderdale. The apartment is fully tiled and features an updated kitchen and central AC. The bedroom has a large walk-in closet and there is another closet in the living room.

Rent includes water, sewer, trash removal, assigned parking (1 spot per apartment), and there is an on-site laundry area for tenants. We impose a limit of two people in a 1-bedroom apartment, and small pets (25lbs or less) are welcome here - maximum of two pets per apartment. FYI there is a 1-time pet fee (per pet) that is additional and due at lease signing, and dog breed restrictions are enforced for the safety of our tenants and neighbors.

The property is in a great location in the desirable Sailboat Bend neighborhood of Fort Lauderdale, and is a very short walk to the Broward Center for the Performing Arts, the Museum of Discovery and Science, and the restaurants and nightlife along downtown Himmarshee street. It is also close to the main Train station on Broward, and the location gives you quick and easy access to Broward, I-95 on the west and Federal Highway to the east. The property is also a short drive to several grocery stores, all the shops and restaurants along Las Olas and 17th street, Broward Hospital is nearby if you are in need of emergency medical care, and the beach is maybe 10-15 minutes away by car.

FYI, each apartment is assigned one parking space; if you happen to be a 2-car household you'll have to rent a 2nd spot (if available) for an additional $20/month.
