We are looking for new roommates for a Columbia Heights row house, conveniently located just 4 blocks away from the Georgia Avenue-Petworth & Columbia Heights Metro stops (Green & Yellow lines). The advertised rental is a shared living environment/room rental. International students are welcome. I also manage other properties with room rentals throughout Washington, DC.
AVAILABLE ROOM OPTIONS
The main available room at 743 Park Rd. NW is the master bedroom with its own private bathroom. This room is not just a room- it is a spacious 700 square feet, comparable in size to almost any efficiency/studio in the Washington, DC area. If you are willing to share, it can comfortably fit two people. The private bathroom has a large jacuzzi/whirlpool tub and shelved storage space.
Master Bedroom with Private Bathroom:

There will also be two additional rooms becoming available on July 31. These rooms share a bathroom.
Mid-Size Room with Shared Bathroom:
Approximately 400 sq. ft. -- $1,300/month

If you are interested in either of the upcoming shared-bathroom rooms instead of the master bedroom, I can send you additional information on those options as well.
The whole home is approximately 3,100 square feet in size, with 3 bedrooms and 2.5 baths, and includes a laundry room with a washer/dryer. The common areas are lightly furnished with couches and dining room tables, and the kitchen has a microwave, dishwasher, and toaster oven. All appliances are brand-new stainless steel suites.
You must be willing to sign an annual lease- however, short-term contracts may be considered with a slight increase. A security deposit equal to one month's rent will be due at lease signing, with the first month's rent due at move-in. All payments are made online through my property management software.
Students wanting to pay for the semester are welcome.
Utilities (gas, electric, and water) are not included and generally range between $102 and $135 per month.
Internet is available for $30 per month.
There is a maid service that cleans the home's common areas at the cost of $48.33 every other week. Having a cleaning service helps keep the overall cleanliness of the home at an above-average standard.
LOCATION
Georgia Avenue-Petworth & Columbia Heights Metro stops (Green & Yellow Lines) are both approximately 4 blocks away. You are literally in between both stations.
DC USA Shopping Center is approximately 4 blocks away and includes Target, Best Buy, Marshalls, Washington Sports Club, and more.
Both Giant Food and Safeway are within walking distance, approximately 3 and 5 blocks away, respectively.
You will have countless cafes, restaurants, bars, fitness centers, and nightlife options nearby.
ROOMMATES
The property is currently in the middle of a tenant turnover. The current roommates have either recently graduated with bachelor's or graduate degrees, and all current occupants are expected to move out by July 31.
This creates a unique opportunity for new tenants to join the home as it transitions into its next group of roommates.
The goal is to maintain a respectful, clean, and stable shared-living environment with roommates who value cleanliness, personal space, open communication, professionalism, and consideration for others.
APPLICATION PROCESS
To be considered as a tenant, you must complete an online application through TransUnion. This includes providing basic personal information, employment details, and references.
The application includes a background and credit check, which you are responsible for paying. The application fee is $55.
This requirement is for your safety and the safety of the other tenants.
Common-sense explanations for credit blemishes or background issues will not automatically result in denial. Each application is reviewed individually.
