It is within walking distance of the 4th Ave Shopping District , Pima College, U 0f A, and Downtown. Built around 1906, the original horse drawn Tucson Trolley used to board their horses behind this house. It is a true mud adobe, with high ceilings, douglas fir floors, and the original tall sash windows. Every surface of this ancient house seems to tilt in a different direction! I love it this way, and have made every effort to preserve this structure without wiping away it's history. The crooked walls have been stabilized, and all the wiring has been replaced. The bathroom has a newer toilet and shower, while retaining it's tiled vanity and porcelain sink. The kitchen has a beautiful vintage O'Keefe and Merrit gas stove, along with metal cabinetry. Convenient parking and a small yard are also included. This house, like many others in the downtown area, is located very close to an active railroad. I encourage all prospective tenants to listen to the train before signing a lease. This is a true shotgun apartment, with it's four rooms arranged in a line from front to back. The adobe construction keeps the space cool all summer, and we just installed a new high-efficiency air conditioner unit. Tenant pays electric and gas, plus $30 towards water/trash. We do charge an additional $200 refundable deposit per pet. $945 due at lease signing. This includes a $495 refundable deposit, a $200 non-refundable cleaning fee, and a $250 non-refundable leasing fee. Shared Washing machine and dryer are also provided free of charge. We do charge a $40 per person application fee, and all tenants must pass a credit, criminal background, and eviction check. All tenants are strongly encouraged to carry renter's insurance.
