Getting a Place in Visitacion Valley

Visitacion Valley is increasingly popular with the commuter set, enabling those who work outside of city limits to enjoy the best of city life without spending too long traveling between work and home. Caltrain service speeds residents south toward Silicon Valley and Muni takes them just as easily into downtown San Francisco.

Renting an apartment in Visitacion Valley provides the rare opportunity to snatch up a place with spectacular views (and we're talking sweeping bay vistas and glimpses of the iconic SF skyline) at thankfully less-than-breathtaking prices. An added bonus -- the neighborhood is near San Francisco's famous Cow Palace, home to every event imaginable -- from rodeos and expos to concerts with major headliners. And like any self-respecting SF neighborhood, Visitacion Valley puts on its own street fair, usually during San Francisco's closest approximation of summer (September or October).

How Much Will It Cost?

Apartments for rent in San Francisco vary wildly by neighborhood. When renting in Visitacion Valley, you'll find a range of options from apartments to condos to single-family homes. Rents naturally vary by the type of place and its location, but expect to pay far less here than in more central San Francisco neighborhoods.

What Do You Need To Live Here?

Aside from preparing for San Francisco's typical three-seasons-in-an-afternoon weather (though, to be fair, you'll enjoy a bit more sun in Visitacion Valley), and an appreciation for travel by public transit, you'll need the usual toolkit when looking for a rental apartment in Visitacion Valley: your credit history, references, and sometimes, proof of income. Be prepared to focus intently on your search. San Francisco's fast-paced tech industry lends some light-speed expectations to the rental process, so if you see something you like, don't delay.

Life in Visitacion Valley

San Francisco is everything you've heard it is: thriving, energetic, individual, gorgeous, challenging, and fun. You'll never run out of things to do, regardless of where your interests lie. You can travel the world on a dinner plate without leaving city limits, enjoy 20-degree temperature swings during the course of a 30-minute bus ride through the city's varied neighborhoods, and dip your toes in the cold Pacific blue pretty much whenever you want. And did we mention there are bison in Golden Gate Park?

Every neighborhood of the city offers something different, and some neighborhoods have neighborhoods in them -- which is kind of amazing, considering the city is really only about 49-square miles. Visitacion Valley doesn't have distinct sub-neighborhoods, and whether or not you'll enjoy life here depends on what you're looking for. The pace is markedly slower than the bustling Marina District or even the Inner Richmond -- but then again, it might just be the respite you need. Enjoy the nightlife on Union Street, but don't be kept awake by revelers when you return to Visitacion Valley. It's also an evolving neighborhood very much still finding its way. Definitely pay this neighborhood a visit and spend an afternoon wandering around to see if it speaks to you. Grab lunch at one of the popular local taquerias -- you won't regret it!
