Lease Terms
A. 1-Year Lease Term

B. Landlord will pay water/sewer bill up to a combined maximum of $150/month. Renter is responsible for garbage/electric bill as well as any overage for water/sewer bills beyond $150/month. The additional amount will be added to next month's rent if applicable.

C. Screening Guidelines:
1. All persons 18 and over planning on living at the property must complete an application and all applicants should meet the qualifying guidelines. The credit and background check cost will be directly paid by applicant to credit reporting agency.
2. Positive credit history is required. Negative accounts are a reason for declining an application. All bankruptcies must be discharged.
3. Good rental references. No evictions, no exceptions.
4. Verifiable combined minimum gross monthly income 3 times the monthly rent amount is required.
5. Minimum credit score of 650 is required.
6. No smoking allowed inside home.

D. First month rent and 1-month rent deposit required at lease agreement signing.
