Rental Qualifications:
All prospective Tenant's over the age of 18 must submit a separate application.
Income Requirements: Combined gross income of all persons in the rental must be equal to or greater than 3x the monthly rental rate. Applicants that do not meet the above employment or income requirements must provide a co-signer or a savings account statement showing a minimum balance equal to 12 months of rental payments.
Rental History: Applicants must provide tenant history for past 2 years. Tenant will not be approved if there are any previous evictions, defaults in lease agreements, untimely payments or outstanding balances to previous landlords.
Credit History: Credit is considered on a case by case basis. Credit scores under 500 or bankruptcies filed in the last 18 months will require and additional deposit if all other requirements are met.
Criminal History: Your application will be denied if you have been convicted of any type of crime that would be considered a serious threat to the rental property or the other residence and/or neighbors.
Eviction History: Your application will be denied if you have ever been involved in a legal eviction.
