This home has lovely engineered hardwood flooring in the main living areas and the bedrooms and finished basement have plush carpeting. The living room has high vaulted ceilings and large windows and opens to the spacious dining area which has access to the recently renovated kitchen. All stainless steel appliances including a dishwasher, microwave, glass top range, and French door refrigerator. There is a deep farm sink with a pull-down faucet and garbage disposal. There is a breakfast bar that opens to the lower family room. Stairs lead down to the family room which has a fireplace with brick facing and mantle. Sliding glass doors open onto the fully fenced backyard and a large wooden deck. There is a sizeable shed, garden beds, shade trees, and lovely landscaping in the backyard. The full-size stacking washer/dryer and half bath are on the main level of the house. Three of the bedrooms have vaulted ceilings and walk-in closets. There is a shared bathroom. The primary bedroom also has vaulted ceilings, a large walk-in closet, and a 5 piece en suite bathroom.

There is an attached 2 car garage and the home is cooled with Central AC.

There is easy, quick access to I-25 and The Orchard Town Center is only 2 miles away providing lots of great dining and shopping opportunities. You are also near plenty of open space areas, parks and trail systems with McKay Lake, Big Dry Creek Park, Alexx and Michael’s Pond, and Quail’s Crossing Park all between a quarter mile and 3 miles away.

APPLICATION DETAILS
*Property Tour Required with at least 48hrs notice.
*Water, sewer, and stormwater will be included in rent for an additional $115/month.
*Application fee is $65.00 per person (see application Terms of Agreement for details).
*If approved, a lease preparation and administration fee of 15% of one month's gross rent is required.
*Refundable security deposit equal to 85% of one month's gross rent is required.

TENANT QUALIFICATION CRITERIA
*Total income of at least 2X monthly charges & 640+ credit score is required.
*Applicants will be considered with credit scores ranging from 620-639 with an added reoccurring Marginal Credit Score Fee of 1/12th of monthly rent. Approved applicants can resubmit credit information if credit score is improved to 640+
*Co-Signers will not be considered to fulfill any qualification requirement.
*No more than 3 unrelated parties are allowed.
*Unrelated parties over the age of 18 (roommates) must qualify separately with an income of at least two times (2x) rent for EACH roommate, e.g., two (2) roommates must have a combined income of four times (4x) the monthly rent. Three (3) roommates must have six times (6x) the monthly rent
