Property DescriptionFIRST SHOWING SUNDAY OPEN 2-5PM. Just remodeled from the studs up, and you'll be the very first to live here. This three-bedroom sits in a gated Spanish bungalow courtyard with a lush garden that glows with soft lighting at night, and every system, surface, and appliance is brand new. It's also genuinely quiet. It's a single-level home with no one walking above you and just one shared wall, built double with Rockwood insulation and QuietRock. The floors are double plywood over a sound-isolation mat, making it an island of calm in the middle of the city. Daikin mini-split heating and AC runs in every room, each with its own thermostat, and a tankless water heater means endless hot water. A stackable washer and dryer sit in their own closet. The kitchen has an LG fridge, a Bosch dishwasher, a GE gas range, a professional-grade 850 CFM range hood, and Hansgrohe faucets throughout. The bath has Italian tile, a deep Kohler tub, a Toto toilet, and a built-in niche, plus a dimmable lit mirror with a defogger and a Panasonic heat, light, and vent unit for warm mornings. For working from home, a structured wiring panel is ready for Sonic Fiber, with fiber jacks on every wall. There are also plenty of outlets, including inside the closets, and dimmable recessed lighting throughout. Then step outside into the best of Los Feliz. Frank Lloyd Wright's Hollyhock House, a UNESCO World Heritage site, and Barnsdall Art Park are half a block away. You can walk to the cafes, restaurants, yoga and Pilates studios, and spas of Vermont and Hillhurst, including neighborhood favorites like Maru, Alcove, Little Dom's, and Home, as well as the movie theater on Vermont, the post office, and Griffith Park's trails. On concert nights you can walk to the Greek Theatre and skip the parking hunt. Laughlin Park, one of LA's most storied celebrity enclaves, is just a few blocks west. Parking is on the street, and spots are generally easy to find north of Franklin. Available Dec 1st.
