Property DescriptionGated pool and guest house on Mount Washington's flat side... Mount Washington usually makes you choose: the view or the life. The hillside houses get the sunsets, and the stairs that come with them. This one took the other deal: a level, gated lot holding a 3 bed, 2 bath main house, a permitted 1 bed, 1 bath guest house, and a heated pool between them. Park two cars behind the cedar gate, head in flat, and the whole place is yours. Main House: Remodeled top to bottom in 2022. Mornings start at the Dutch door with coffee while light fills a wall of sliding glass; the living and dining room is one open-concept space under exposed beams, and it spills straight onto the pool deck. The kitchen runs all-new appliances (stainless range, French-door fridge, dishwasher, microwave) in flat-front European cabinetry with quartz counters, scalloped ceramic tile, and polished concrete underfoot. The primary bedroom fits a king with room to spare: vaulted ceiling, redwood-slat accent wall, a full wall of closets, and a bath with double vanity, glass shower, and botanical wallpaper. Two more sizable bedrooms, each with real closet space, share a second full bath with a full-size tub for proper bath nights. Dedicated laundry room, washer and dryer included. Central heat and air. Guest House: The second building earns its keep. A detached, fully permitted ADU with its own bedroom and generous closet, full bath, kitchenette with dishwasher, fridge and wine rack, mini-split heat and AC, washer/dryer hookups, and a separate electric meter. Its slider opens straight onto the pool deck, for a quick dip into the pool. Use it for guests, a studio, or an office with space left over for a home gym. It leases together with the main house.Outside: A pool is a rare thing anywhere on the Eastside, and rarer still in Mount Washington, where the hills leave few lots flat enough to hold one. This one is heated, has a tanning shelf, and comes with a grill plumbed to a natural gas line so it never quits mid-cookout, all screened by mature trees on three sides. Pool service and gardening are included in the rent; the yard stays weekend-ready without you lifting a finger. Gated driveway parking for two cars, easy street parking right outside. Location: You're in the Mount Washington Elementary district (GreatSchools 9/10), four minutes from Capri Club and Joy on York, five from Michelin Guide-listed Dunsmoor and Bub and Grandma's, seven from Highland Park Bowl and the rest of North Figueroa. The Southwest Museum A Line station is 5 minutes by car or 9 by bike; Grand Central Market is 16 down the 110. 12-month lease. Deposit equal to one month's rent. Pets welcome with an additional pet deposit. Pool service and gardening included; tenant pays [gas, electric, internet]. Showings by appointment, evenings available.
