-House is on a double lot in a quiet family-friendly neighborhood with big fenced in yard
-Suite has a side door that opens directly up to our pool, which tenant has access to.
-$1150/month and ALL UTILITIES INCLUDED (Wifi, water, heat & central A/C, electricity, trash)
-Cat friendly but no dogs please as we often have children in the yard.
-600sq. ft: Mainly one giant room but also has a full bathroom and a separate kitchen/eating area. This second room has cabinets for food storage, sink, full-sized fridge, new microwave, toaster, hot plate & table to eat at but no stove. (Previous tenant bought a stovetop oven.)
-BRAND NEW washer/dryer being installed in the unit next week.
-Currently partially furnished but happy to offer it as unfurnished if you have your own stuff.
-Due to our new washer/dryer being installed, we are looking to start renting it mid-April or later. Preferably a 1 year lease to start and go from there. We will start showing it to interested applicants beginning the weekend of March 26-27.

House is located in NW Gainesville, walking distance to Publix/Millhopper shopping center (0.25 miles). We are biking distance to UF campus (3 miles), Shands (4 miles) & Santa Fe College (3.5 miles). We are also 1 house away from the bus stop and/or can provide 1 parking spot if you have a car.
