1. Each Applicant, 18 years of age or older, must complete an application and provide the following documentations:
-Proof of Employment/Income
-1 month's pay-stubs & bank statement or
-If self-employed, 2 month's bank statements and previous year's Tax Returns

2. FICO credit score of 650 + is preferred and a gross total household income must be at least three (3) times the rental amount.

3. Pay the $40 Application Fee.

The Application Fee funds the credit and background checks done on potential Tenant(s). It essentially covers the screening cost of the Applicant. Apartment background checks may go as far back in the past as a landlord deems necessary and will usually focus on criminal history. A rental application credit check accounts for how financially responsible a potential Tenant is. Make sure to mention if you have bad credit or if you are still recovering from past medial bills. This is where a Co-Signer can step in (see below #4).

4. If you have bad credit or insufficient credit history, a Co-Signer takes the legal responsibility of paying your rent in case you won't. A Co-Signer is a person with good credit who acts as a willing Guarantor or a way to strengthen your application and improve your chances of approval.
