The cost of the application is a non-refundable $55 per adult living in the home (no co-signers) and covers credit score and history, income verification, criminal background check, job, and rental history, terrorist and sex offender list, evictions, and adverse items.

A credit report will be completed to verify creditworthiness. Income and credit history will be verified to determine rental eligibility. Household income must be a minimum of 3x the monthly rent. Additionally, open bankruptcies, eviction within the last 7 years, and outstanding debt/judgment to any prior landlord result in automatic denial.

A criminal background check will be completed and depending on the type of offense and years since the offense will influence acceptance. Regardless of the amount of time passed the following offenses result in automatic denial: crimes against children, sex-related offenses, homicide, kidnapping, drug sale, manufacture, and distribution.
