EPM will often request information from the applicant in addition to what is in the application for further verification, and every applicant must complete a Verification of Rental form and Verification of Employment form. Minimum credit score of 600. 2 years of employment history. Please provide 2 most recent paycheck stubs (per applicant) Applicant's total housing costs should not exceed 35% of your income after tax. This includes the mortgage and utilities on any house you may own. Self-employed persons will require sufficient documentation of income, of up to two years tax returns and 3 months' bank statements. Monthly Income must be 2.8x the Monthly Rent amount, after taxes. Self Employed or small business ownership must show valid proof of existence. Business license be in good standing and 2 years most recent tax returns and 2 other forms of business records, such as utility bills, etc. 2 years of rental history required. Roommates must meet 50% of income requirement, each. Overtime hours will be counted as long as they can be shown as steady over the course of 2 months' paycheck records. Employers must be verified as legitimate business with proper government documentation. Misrepresentation of any fact or statement on the application will lead to a decline of the application. Paycheck stubs will be independently verified with the paycheck preparer, HR department, etc. No prior eviction or rental judgements. EPM will verify proof of ownership or management of currently leased property and will contact information for current homeowner or landlord. No current foreclosures, evictions or defaults on housing. No monetary judgments, collections or liens. Bankruptcies must be discharged. Court Reports/Public Records must not reflect a dangerous or obnoxious pattern of behavior. Background check will be performed and convicted felons, drug and violent crimes and sex criminals will be declined. If signs of fraud or identity theft are suspected by the application processor, additional personal identification or verifiable income documentation may be requested by the processor. Prohibited dog breeds: Rottweilers, Dobermans, Chows or any pit bull or pit bull mixed breed (e.g. American Staffordshire Terrier, American Bulldog, American Pit-bull Terrier, etc.), or any dog previously cited as having caused harm to another person, listed on public record, etc.– 12-month minimum lease required, unless description states otherwise.

Please be advised that fireplaces and chimneys are not guaranteed to be operational, and the burden will be upon the resident of the property to professionally verify in writing the safety of any fireplace, gas logs or chimney TO the management company before using. This is especially crucial with wood burning fireplaces. Ask the leasing office about vendors used by EPM whom we recommend for these services.
