Amazing 2 bedroom, 1 bathroom house in Tulsa. Amenities included: 420 friendly, central air, central heat, hardwood floors, updated kitchen, updated bathroom, storage, washer dryer hookups and fenced back yard. There is a single car garage that is useful for storage (can’t park in it). House is for rent or sale. No Utilities included. Is pet friendly. No cigarette use in the house or laundry room, please. Front porch is fine if the front door is closed.
Please note that this house is almost 100 years old. It's on a crawl space. The house isn't perfect, but a really great old house with tons of character. The dining room floor does bow up a bit, meaning the blocks that support that part of the floor need to be adjusted slightly down. This is not a big deal since it's a crawl space house, but full disclosure. The house is maybe 80% rehabbed, meaning it is not ready for the magazine spread quite yet. We are renting/selling the house as is. However, even though it's not complete, the bones of the house are solid and we've done most of the big stuff. Speaking of which, here's what we've done:
Brand New Electrical system. New 150amp service, panel and receptacles. There's even a receptacle by the front entrance with USB ports so you don't need to find that brick you can never find. This was all professionally done, of course.
Brand New Plumbing throughout. We're talking about under the front porch all the way through. Pex hot and cold lines. Professionally plumbed. Brand new quarter turn stops at ever water stop. Brand new water heater, and it's huge. The only "old" part of the plumbing system is the drain, and we have no reason to mess with that. Works just fine. City water, by the way.
AC and Furnace were 5 years old (as the seller told me) and I've never touched them. They work fine.
Bathroom basically gutted. We pulled out the old tub, toilet, sink, etc. We found that 100 year old clawfoot tub on Craigslist and my girl (the designer) had to have it for this house. She restored it, I wrestled with the original plumbing. I questioned my existence, wondered why I didn't just get a day job... finally, it came out beautifully. I installed all modern hardware in it and ran the pex, etc. It's really beautiful. My favorite part of the house for sure. We tiled the floor. Installed a new toilet and vanity, medicine cabinet. We left the door original and it looks amazing or horrible, depending on how you feel about original stuff. The ceiling also shows the age of the house, but we did put a really nice light fixture in there.
Kitchen is pretty much the same story. We gutted the old and put in new. There's a new sink, countertop, open shelves, lower cabinets, new stove. We tiled the floor to match the bathroom and it looks so great. The pantry has a LOT of shelving and the tile even goes into there, about halfway back. You'll need to bring your own refrigerator. The one that will be pictured will be out shortly.
Laundry room on the back of the house: Honestly, it's functional but that's about it. It leans badly, and I would love to tear it off and start over. However, it's not in the budget so for now, functional is how it shall remain. The last tenant had a washer and dryer in there and it worked fine. He just had to prop up the back feet because the lean really is crazy. That room is also not insulated, so keep that in mind. There is a homemade pet door from the laundry room to the back yard, which is fenced, so that works out pretty good if you have dogs.
The yard is currently not mowed and it looks terrible. That will be remedied shortly, but just FYI. Speaking of the yard, you'll be responsible for maintaining it. A push mower would probably be ok if you stay on top of it, but a riding mower would be a lot less effort. You'll need your own equipment.
The front porch is huge and awesome. That is all.
The garage is an OLD 1 car garage and the foundation is broken pretty badly. The garage even leans, literally. Point is, you won't be able to park in it. You can use that room for storage, but you'll need to lock it up. It was broken into once and the thieves stole the copper wiring which was the power for the garage. (The house was vacant and the garage was unlocked...) So, there's no power in the garage now.
