$2,700 - 4 Bedroom 2.5 Bathroom newly remodeled and painted house In Sacramento. Includes Water, Sewer, and Garbage. (All bedrooms and showers are upstairs, 1/2 bath downstairs.)

House is 1984 sq ft. with a 3-car garage. Also includes refrigerator, dishwasher, washer, and dryer. Backyard has a pergola, lemon and orange trees.

REQUIREMENTS:

RENTAL QUALIFICATIONS
1. All persons 18 years and older will be required to submit an application and will be subject to credit and reference screening.
2. Omissions or falsified information will result in denial.
3. Minimum FICO credit score of 680 for each applicant.
4. Copy of Renter Liability Insurance (minimum $100,000) is required.
5. Full deposit (first month's rent, security deposit- and if needed, pet rent and pet deposit) is required within 24 hours of acceptance, paid by cashier's check or money order only. If deposit is not received timely, the next qualified applicant will be considered.
6. One-year lease required.

INCOME, CREDIT & RENTAL HISTORY REQUIREMENTS
1. Security deposit amount is equal to one month's rent.
2. Combined income of household must be at least 3.5 times rent.
3. Income must be legal, provable, and paid directly to applicant.
4. Credit requirements include a minimum of 680 FICO credit score for every applicant.
5. Applicants must not have any late payments, bounced checks, collections, bankruptcies, or public records.
6. Every applicant must have positive rental references from prior landlords.
7. Applicants may not have open balances with any previous landlords for past due rent or claims of property damage.
8. Applicants will not be considered if they have a record of eviction or conviction.

COSTS & FEE BREAKDOWN
1. Security deposit: $2,700
2. Rent: $2,700/month due by the 1st of each month.
3. Owner will pay up to $200 per month for the following utilities: water, sewer, and garbage. Tenant will be responsible for paying the balance.
4. Small pet will be considered with a pet deposit of $150 and an additional $50/month. Pets must be approved.

TENANT'S RESPONSIBILITIES
1. SMUD for electricity
2. PG&E for gas
3. Internet
4. Utility bill (water, sewer, and garbage) balance greater than $200
5. Lawn maintenance
6. No smoking

Must provide the following documentation:
1. Pay stubs for April and May 2025
2. Bank statements for April and May 2025
3. Tax returns or W-2s for 2023 and 2024
4. Landlord references for the last three years
