Showings:

* Once approved, you will have 24 hours (1 business day) to submit the full security deposit to hold the property.
* Properties can be held for a maximum of 14 days from the date of approval with a paid deposit.
Screening Policies & Qualifications
1. Application: All occupants age 18 or older must submit their own application.
2. Credit: Minimum credit score of 700. Applicants with lower scores may be considered only with strong rental history and income.
3. Rental History: Satisfactory and verifiable rental history required. No evictions, bankruptcies, unpaid landlord debts, or unpaid utility balances - no exceptions.
4. Income: Combined gross monthly income must be at least three (3) times the monthly rent.
o Employees: Provide two most recent pay stubs.
o Self-Employed: Provide year-to-date income statement, last two years of tax returns, and two most recent bank statements.
o Other Income: May require an official benefit letter.
5. Identification: Valid government-issued photo ID required.
6. Co-Signers: Not accepted.
7. Pets: Not permitted.
8. Move-In Date: Must begin within 14 days of approval; no exceptions.
9. Condition: Homes are rented as viewed at the time of showing.
