Initial rental period is for 12 months, then month-to-month tenancy following that. Tenants are required to give 30 days notice prior to moving. The security deposit cannot be used to pay rent for any month, including last month's rent, it is to be applied for damages or negligence only.

Owner requires some assistance with yard and snow maintenance. Upper unit is currently occupied by two persons, including the owner, and one small dog at present.

Tenants are responsible for their own monthly utility bills, gas (cooking and forced air heating) and electric. Unit includes gas stove, portable dishwasher, refrigerator, washer, dryer. Households of more than three persons also share quarterly water bills with owner.

Pets are considered on an individual basis with an additional monthly fee per animal, but there are breed restrictions. No matter how nice or well trained your pet is, my insurance company won't allow some breeds (unless it is a registered service dog). Tenants must maintain Renter's Insurance with documentation that their pets are covered for any potential liability issues.

There is absolutely no smoking inside the unit, and if outdoor smoking becomes a problem, then it would be banned on the property altogether.

There is a small backyard with no grass. There is a driveway gate which separates the majority of the driveway from the garage, the carport and the backyard.

There is also a very serene front porch area for lower unit use only, surrounded by trees and shrubs, great for coffee or cocktails!.
