Lease Terms:
How long is the lease: 12-month lease, then goes month-to-month.
Does it come with furniture? No.
Parking? Parking will be on the driveway and the street.
Do you accept Section 8? Yes, but you must still pass a credit, background check, and income requirements.
Does this have an air conditioner? Yes, central air conditioning.
Do you accept pets? Pets are allowed with a $350 pet deposit.
Are utilities included? Tenants pay all utilities.
Appliances? A fridge, dishwasher and gas oven/range are all included. Tenant needs to bring their washer and dryer.
Security Deposit at move-in? Usually the same amount as the rent.
What credit score do I need? Typically a 675 or better score.
Do you accept people with evictions? No, no exceptions.
Do you accept co-signers? No.
Do you accept no credit? No.
Do you accept people without a social security number? No.
What is the income requirement? Typically it is two times the rent amount. You must submit your last two months of pay stubs if you are an employee. If you are collecting payments from a 3rd source (like disability, SSI, Section 8, or Retirement), you must submit a benefits letter stating how much you receive every month. If you are considered an Independent Contractor or Self-Employed, I need your last two bank statements. Please send those to our email.
