If the score is below 700. The owner may consider applicants with a strong rental history and income. 3. Rental History: Each applicant must have a satisfactory verifiable rental history. No evictions, no bankruptcy, no money owed to previous landlord or utility companies, no exceptions. 4. Income: documented and verifiable combined monthly income of at least 3 times the monthly rent. (a) employment -two most recent paystubs are required for employees. (b) Self-employed year to date income report and two most recent years of tax returns will be required, along with two most recent bank statements. (c) Any other forms of income may require a benefit letter. 5. Photo Identification is required. 6. NO Co-signers. 7. NO PETS. 8. Rent will start no later than 14 days from the approval of your application, no exceptions. Homes are rented in the condition at the time of viewing Federal Occupancy Guidelines: 2 per bedroom + 1 additional occupant; 2 per studio. CalPIG does not advertise on Craigslist. We do not ask you to wire money or pay with gift cards. Please report any fraudulent ads to our office. (We do not use Zillow Applications.) We follow state and federal fair housing laws.
