Applicant must meet criteria and adhere to a Credit/Background screening (fees apply) payable by Applicant to Screening company. After you submit your Application as specified herein, the Landlord will send you an invite link to the Screening company to the e-mail address specified on your Application. Requirements:
*Credit Score of 640+. Must pass a Credit & Background check.
*Must have Verifiable Income of 2x the rental amount with minimum gross of $8,600+/month
*Utilities: Tenant pays all utilities
*GARDENING: Landlord provides front lawn maintenance. Tenant is responsible for all other gardening needs: appropriately watering and trimming all plants- removing weeds, brushes, etc., plus cleaning and appropriately disposing of materials/debris of any garden/outdoor areas.
*POOL: Landlord provides weekly/biweekly pool service. Tenant maintains appropriate water levels in the pool and makes sure pool equipment is "ON" 24/7.
*INSURANCE: Renters Insurance is required throughout Tenancy with minimum coverage of $100k liability
*VEHICLE: Only one personal use vehicle per Applicant- limited to those listed on the Lease Agreement. Vehicle(s) must be in good working order. All vehicles must be operable and have visible current registration & permits at all moments. No mechanical activities allowed on premises. *Not allowed* on property include, but are not limited to, recreational vehicles, work vehicles, guest vehicles. Vehicles may not be stored on the property.
*VISITORS/GUESTS must use off-street parking.
*WALLS: Attaching items onto walls is not permitted. Instead, Tenant is encouraged to utilize free standing items like free standing TV mounts, etc.
