Rental Criteria:

Each person 18 years and older who will be residing in the home must:
- Fill out an application completely and truthfully. Completed applications will be considered in the
order received. Application is not complete until all required documentation is received.
- The application fee is 29.99 per applicant. non-refundable.
- Provide a copy of state issued I.D. or driver’s license.
- Provide documentation as requested for proof of income and ability to pay rent

Income/employment verification:
- Verifiable monthly gross income must be at least 2.5 x’s the rent
- Debt to income ratio (including rent) must not exceed 50 %
- Documents for verification of income- paycheck stubs for the last 30 days and Last 2 years of
w-2’s or 2 years of tax returns for self employed.
- Verifiable sources of income to include programs administered by any federal, state, local or
nonprofit entity.

Credit Requirements: We require a positive credit history including:
-No more than 2 delinquent payments in the last 12 months
-No accounts currently in collections
-No bankruptcies in the last 24 months

Rental history References:
Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations,
leaving prior rental properties in good condition and not having a pattern of complaints from neighbors. Applicants can not have evictions in the last five years (excluding April 1 2020- March 1 2022) and must have verifiable references for positive rental or mortgage history for the last 24 months. Please note that you must provide contact information for both current and previous landlords. If they do not respond to our calls/emails for screening within 72 hours we will move on to the next applicant.

Criminal History:
Criminal history will be considered according to Oregon law, on a case by case basis, with factors including the nature of the offense, how much time has passed and whether the individual is appropriately rehabilitated and does not pose a risk to persons or property.

Cosigners:
If you do not meet one or more of the criteria, you may be able to qualify if you have a 3rd party
located in the state that will guarantee your lease.The guarantor must fill out an application, pass the screening process and have debt to income ratio sufficient to cover their expenses and yours in the event of a default.

Renters Insurance:
Prior to move in and throughout tenancy tenants will be required to provide proof of renter’s
insurance with a minimum of 100,000 dollars in liability.

Pets:
-Cats and dogs are allowed. There are no size or breed restrictions.
-There is no pet rent.
-There will be an additional security deposit required (fully refundable) based on application, pet
profiles, and number of pets.
-A pet screening for each pet must be completed at petscreening.com. $20 first pet. $15 each
additional pet. This profile is required to be maintained during tenancy. it is 10 dollars each year.
-Mountain Top Property Management will let you know when to start your pet profile after viewing
your application.
-Profile on Petscreening.com must be maintained and kept up to date throughout tenancy. the cost is $10 a
year per pet.
