South facing for lots of natural light -- this cozy studio is snug, but beautiful with hardwood floors, small kitchen (sink, range with oven, please note that the refrigerator is small an under the counter fridge), and a full bathroom.
There is just the one, combo living/sleeping area that measures 13 x 15-- there is no separate bedroom.
The space will fit a queen sized bed, and a recliner type chair, and a small table -- not room for much more than that.
The room does not have a built in closet -- so the owners have provided an armoire for hanging clothing.
This unit is attached to the main home. The granny has its own entrance apart from the main home. There are 30+ stairs from the street up the hill to the front door of the granny unit. The door to the granny unit is located very close to a deck used by the occupants of the main home.
Parking is available on the street (down/up 30 exterior stairs) -- there is no assigned parking and there are no laundry options onsite (you have to take your laundry offsite).
The occupant must like dogs, as the dog in the main home has access to the entry / steps area that leads to this unit.
The property is very firmly no smoking and no additional pets will be permitted.
The unit has its own meters for water and PG&E -- so tenant will pay those bills on their own.
This home is move in ready.

Monthly income, must be more than $3750, and must be legal and verifiable
References: at least one year of rental references.
