- Tenants are responsible for the following: Tenants must carry their own trash cans (including taking them to the curb and back on trash days and storing them within their own yard), maintaining their private yard space, and that fire pits and BBQs are not permitted.
-Pets may not relieve themselves in common areas. Pet use of private yard turf is permitted in accordance with maintenance requirements outlined below.
Trash Service
1. Service Arrangement & Payment:
The Landlord shall arrange and maintain regular trash collection service for the premises. The Tenant shall reimburse the Landlord for the full cost of trash service as invoiced (per unit). Reimbursement shall be due with the following month's rent unless otherwise specified in writing.
2. Bin Use & Maintenance:
Trash bins must be stored in the unit's designated storage location when not set out for collection. Tenants may only use the specific bin storage area assigned to their unit. Bins may not be stored in driveways, parking areas, walkways, or other common areas except in designated storage locations. Tenants may not place trash in another unit's bins or store bins in another unit's assigned area. Bins or trash placed in unapproved locations may be relocated by management without notice. The Tenant is responsible for the proper use, care, and cleanliness of their assigned trash and recycling bins. This includes ensuring bins are not damaged, excessively dirty, or overloaded. If a bin is lost or damaged due to Tenant negligence, the Tenant shall be responsible for the replacement cost.
3. Collection Day Responsibilities:
Tenants are responsible for handling their own trash cans, including placing them at the curb on collection days and returning them promptly after pickup. Trash bins must be stored in the unit's designated, assigned storage location when not set out for collection. Bins shall not be left at the curb or visible from the street outside of approved collection times, in compliance with local ordinances.
4. Missed Pickups:
In the event of a missed pickup due to Tenant error (e.g., bins not placed on time, incorrect placement), the Tenant may be responsible for arranging and covering the cost of any necessary extra pickups.
5. Compliance with Local Regulations:
The Tenant must comply with all applicable local, city, or county rules regarding trash disposal, recycling, and bin storage. Fines or penalties resulting from non-compliance shall be the responsibility of the Tenant.
6. Prohibited Materials:
The Tenant shall not dispose of hazardous materials, bulky items, or any prohibited substances in the trash or recycling bins. The Tenant must arrange for proper disposal of such items in accordance with local regulations.
7. Common Area Use:
Common areas may not be used for storage of personal items. All personal belongings must be kept inside the unit or within the tenant's assigned private yard.
8. Private yard turf maintenance:
Tenants are responsible for maintaining any artificial turf within their private yard in a clean, sanitary, and well-maintained condition at all times. Turf must be kept free of weeds. If a tenant has a pet that uses the turf to relieve itself, all pet waste must be removed promptly on a daily basis. A turf deodorizer must be applied to affected areas no less than once per week.
