Fees (Up Front and Monthly)

APPLICATION FEE: $65 per person. This is the cost that we are charged to run a background check. Each adult 18 and older must submit an application and pay an application fee.
We will not show the property unless an application has been submitted and the applicant is approved.

Cleaning Fee- A refundable cleaning fee will be collected at the beginning of this lease. Upon checkout of home, if home is returned to the level of cleanliness upon check in to home, the Cleaning fee will be returned upon checkout pending the home has been cleaned to the move in cleanliness.

LAWN MAINTENANCE: The tenant is responsible for maintaining the landscaping. We can coordinate lawn maintenance for tenants if requested.

UTILITIES INCLUDED: Tenant to pay for all utilities.

PET SCREENING FEE (one time per pet) Only needs to be completed once applicant is accepted to rent the property. Pet screenings are $20 for the first pet and $15 for additional pets, and service/companion animal registration is free. What's great about this pet screening site is that it will hold all of your pet documents in one place! It's an easy way to keep up with your pets medical care.

Initial Pet admin fee(one time)- $250 per pet unless applicant is approved.

Monthly Pet Fee- Pending the PAW score, each pet will incur a monthly pet fee. The average pet fee is $45/month.

We follow all ADA guidelines for service or assistance animals. All owners of service animals must complete the pet screening and be verified by this service. There is no charge to screen for an assistive or service animal.

First and last months rent- we require first and last months rent with the respective monthly fees for first and last month to be paid two days prior to moving in.

NONREFUNDABLE RESERVATION FEE / SECURITY DEPOSIT: EntreRealty requires a Non-Refundable Reservation Fee, which is equal to the monthly rent amount, at the time of lease signing. Once the tenant takes possession of the property, $250 of the Non-Refundable Reservation Fee is applied to the Lease Administration Fee and the remaining balance of the Non-Refundable Reservation Fee is applied to the Security Deposit.

SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent amount less the $250 Lease Administration Fee. However, in cases where there are more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit.

RESIDENT CONCIERGE PACKAGE: In addition to the monthly rent, there is an additional $50 monthly charge that helps cover the cost of a filter subscription service, Master Insurance Policy featuring $100,000 in Liability Coverage, 24/7 Maintenance Coordination, Free Online Rental Payments, Tenant Portal Access, Online Move-In Inspection Reports, Rental Verifications, and 14 Hour/Day/7 Days/Week Staffing Center.
