For self-employed applicants, a recent tax return and two months' bank statements (all pages, in your name) are required. Note: Incomplete applications will not be considered if all documents are not received, and will move onto the next application in line. The move-in date must be within two weeks of application approval, and the processing time for applications can take up to 5 business days. Qualification Criteria: Credit Score: A minimum of 650 is required. Background: Must have a clear background check. Rental History: Positive rental history is required. Income Ratios: Rent-to-income ratio must be less than 30% and debt-to-income ratio less than 40%. Fees and Costs: Application Fee: Please note the application fee is non-refundable. Lease Agreement: All adults applying must complete their application separately and be included on the lease agreement. Monthly Charges: Lessees are responsible for $40/month for trash and sewer services, to be paid with the monthly rent.
