Welcome to the Apartment List December 2025 Rent Report for Las Vegas, NV. Currently, the overall median rent in the city stands at $1,356, after falling 0.8% last month. Prices are now down 2.6% year-over-year. Read on to learn more about what’s been happening in the Las Vegas rental market and how it compares to trends throughout the broader Las Vegas metro area and the nation as a whole.
The median rent in Las Vegas fell by 0.8% over the course of November, and has now decreased by a total of 2.6% over the past 12 months. Las Vegas’s rent growth over the past year has is similar to the state average (-1.7%) but has fallen below the national average (-1.1%).
Eleven months into the year, rents in Las Vegas have fallen 2.2%. This is a slower rate of growth compared to what the city was experiencing at this point last year: from January to November 2024 rents had increased 0.6%.
Las Vegas rents went down 0.8% in the past month, compared to the national rate of -1.0%. Among the nation's 100 largest cities, this ranks #47. Similar monthly rent growth took place in Cincinnati, OH (-0.8%) and Louisville, KY (-0.8%).
Citywide, the median rent currently stands at $1,066 for a 1-bedroom apartment and $1,293 for a 2-bedroom. Across all bedroom sizes (ie, the entire rental market), the median rent is $1,356. That ranks #56 in the nation, among the country's 100 largest cities.
For comparison, the median rent across the nation as a whole is $1,201 for a 1-bedroom, $1,353 for a 2-bedroom, and $1,367 overall. The median rent in Las Vegas is 0.8% lower than the national, and is similar to the prices you would find in Kansas City, MO ($1,359) and Reno, NV ($1,352).
If we expand our view to the wider Las Vegas metro area, the median rent is $1,430 meaning that the median price in Las Vegas proper ($1,356) is 5.1% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at -2.7%, below the rate of rent growth within just the city.

Apartment List has released Las Vegas’ results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters nationwide, provides insight on what states and cities must do to meet the needs of the country’s 111 million renters.
"Las Vegas renters expressed general dissatisfaction with the city overall," according to Apartment List. "Some categories received above average scores, and many received average scores."
