Property DescriptionWelcome to 310 N Water St, a truly unique industrial-style live/work loft in the heart of Old City Philadelphia. Recently renovated from top to bottom, this one-of-a-kind space offers just under 1,500 sq. ft. of usable space and is now even more functional with a newly added second full bathroom. Soaring ceilings, exposed mechanical elements, exposed brick, abundant natural light, and an expansive open floor plan give this property incredible character and versatility. Enter through either the traditional front entrance or modern glass garage door into the spacious main level featuring vinyl flooring, a gas fireplace, and a full kitchen with white cabinetry, stainless steel appliances, and an island with bar seating. A full bathroom and washer/dryer are conveniently located on the first floor. One of the most unforgettable features of this property is the incredible original brick tunnel believed to date back to the early 1700s. Tucked beneath the property, this preserved piece of Old City history is something you simply don't find in an everyday rental. With its original brickwork, arched construction, and centuries-old character, the tunnel creates a fascinating connection to Philadelphia's past and gives the property a story and personality all its own. Whether appreciated as an architectural conversation piece or simply as one of the coolest features you'll find in an Old City property, it has to be experienced in person. Upstairs, the sun-filled open loft provides tremendous flexibility as a bedroom, office, studio, creative workspace, or combination of uses and now features a newly added second full bathroom. The owners are open to a multi-year lease, and the property is vacant and available immediately. Located in the heart of Old City, you'll be surrounded by restaurants, shopping, nightlife, the waterfront, and everything this historic neighborhood has to offer. Commuting is exceptionally convenient with quick access to I-95, I-676, the Ben Franklin Bridge, New Jersey, the Market-Frankford Line, and additional public transportation.
