Apartment #3 is a large first floor unit with 2 bedrooms and 1 bathroom. This apartment is ready for you to view with
our self-serve showing system (more info in that is below).
FYI, this apartment is all new - new tile floors, new kitchen, new bathroom!
Our self-serve showing system puts you in control - you drive there, you unlock the door, and you tour the apartment without us being there with you. Viewing hours are expected to begin on April 2nd, and will be in effect 7 days/week between 8AM and 8PM for your convenience. Call our office for more information about the self-serve showing system and to obtain instructions on how to register for the showing system (954-800-4196).
There is a limit of 4 people in a 2-bedroom apartment, and small pets (25lbs or less) are allowed - maximum of two pets per apartment, dog breed restrictions are enforced, and there is a 1-time pet fee (per pet) that is additional and due at lease signing. Leases are for 12 months, renters insurance is required at move in, you must have a valid US SSN to fill out the application, and we won't rent to you if you've been evicted or had eviction paperwork filed against you in the last 5 years.
The apartment is fully tiled and features central A/C to help keep you cool. There are multiple laundry areas on-site for your laundry needs, and there is a lovely pool for your relaxation and enjoyment. Monthly rent includes water, sewer, trash removal, landscaping, pool maintenance, and 1 assigned parking space. If you are a 2-car family and need to park a 2nd car, you'll have to rent a space for an additional monthly fee of $20.00.
The property sits across from Townsend Park, a well-maintained City Park, and just south of the nearby canal is the Sailboat Bend Preserve - a 1.3 acre green space with walking trails. Take a nice stroll after work and come back to cool off in the pool! The Sailboat Bend location puts you close to Broward Boulevard with I-95 on the west and Federal Highway on the east for easy transportation. The property is close to the downtown central business district - it is close enough for you to go green and ride a bike to the office! It is also close to the many food options on Broward, Las Olas, and Federal Highway, and there is a large major grocery store chain about 5 minutes away by car. Broward Hospital is a short drive to the south if you are in need of medical assistance, and the beach is maybe 15 minutes to the east.

$80.00 non-refundable application fee per person over the age of 18
Background screening is required
12 month leases
Proof of Rental Insurance is required at move in
MINIMUM move in cost is two months of rent (first month of rent and 1 month of security)
MAXIMUM to move in is 4 months rent (first full month of rent and 3 months of security)
Note that we do NOT collect the last month of rent in advance
