Welcome to the Apartment List October 2025 Rent Report for Hayward, CA. Currently, the overall median rent in the city stands at $2,546, roughly the same as last month. Prices remain down 0.0% year-over-year. Read on to learn more about what’s been happening in the Hayward rental market and how it compares to trends throughout the broader San Francisco metro area and the nation as a whole.
The median rent in Hayward rose by 0.3% over the course of September, and has now decreased by a total of 0.0% over the past 12 months. Hayward’s rent growth over the past year has has fallen behind the state average (1.3%) and is similar to the national average (-0.8%).
Nine months into the year, rents in Hayward have risen 2.6%. This is a faster rate of growth compared to what the city was experiencing at this point last year: from January to September 2024 rents had increased 1.2%.
If we expand our view to the wider San Francisco metro area, the median rent is $2,687 meaning that the median price in Hayward ($2,546) is 5.2% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at 4.9%, above the rate of rent growth within just the city.

Apartment List has released Hayward's results from the first annual Apartment List Renter Satisfaction Survey. The survey, which drew on responses from over 18,000 renters, provides new insights into what states and cities must do to meet the needs of the 105 million American renters nationwide.
"Renters gave Hayward a below average grade for city satisfaction, despite general confidence in the local economy," says Andrew Tam, Vice President of Data Science at Apartment List. "The US renter population is at its highest level in 20 years, and Hayward renters show particularly low plans for future homeownership and strong disapproval of the local tax regime."
Key findings in Hayward include the following:
Hayward received a C+ overall, ranking 63rd in our study out of 100 cities nationwide.
Hayward's highest grade is an A- for confidence in the local economy: 33% of renters believe the local economy is on the right track.
Only 42% of Hayward respondents said they plan to purchase a home in the future versus the national average of 60%. This gave the city an F in plans for homeownership, ranking 94th overall.
Renters gave Hayward above average marks for quality of local schools, earning a B+, with 60% of respondents reporting satisfaction.
California cities generally graded poorly for state and local taxes, and Hayward was no exception -- only 21% reported satisfaction, ranking 93rd in the nation.
Among Northern California cities in our study, San Francisco topped the list for overall satisfaction with an A+ followed by Sacramento (A-), San Jose (B+), Hayward (C+), Santa Rosa (C), Vallejo (C), Oakland (C-), and Modesto (D).
The top rated cities nationwide for city satisfaction were Plano, TX; Boston, MA; Arlington, VA; Austin, TX; and Torrance, CA. The lowest rated cities were Newark, NJ; New Haven, CT; Bridgeport, CT; Hartford, CT; and Columbia, SC.

Hayward’s appeal, besides its envy-inducing California weather and scenery, is its prime location between San Jose, San Francisco, Silicon Valley and Oakland, allowing the workaday masses to commute in to their place of employment and come home to a house that doesn't break the bank. It’s a convenient arrangement.
