Welcome to the Apartment List November 2025 Rent Report for Phoenix, AZ. Currently, the overall median rent in the city stands at $1,280, after falling 0.8% last month. Prices are now down 4.6% year-over-year. Read on to learn more about what’s been happening in the Phoenix rental market and how it compares to trends throughout the broader Phoenix metro area and the nation as a whole.
The median rent in Phoenix fell by 0.8% over the course of October, and has now decreased by a total of 4.6% over the past 12 months. Phoenix’s rent growth over the past year has is similar to the state average (-4.2%) but has fallen below the national average (-0.9%).
Ten months into the year, rents in Phoenix have fallen 2.2%. This is a slower rate of growth compared to what the city was experiencing at this point last year: from January to October 2024 rents had decreased 0.8%.
Phoenix rents went down 0.8% in the past month, compared to the national rate of -0.8%. Among the nation's 100 largest cities, this ranks #56. Similar monthly rent growth took place in Mesa, AZ (-0.8%) and Milwaukee, WI (-0.8%).
Citywide, the median rent currently stands at $1,097 for a 1-bedroom apartment and $1,308 for a 2-bedroom. Across all bedroom sizes (ie, the entire rental market), the median rent is $1,280. That ranks #72 in the nation, among the country's 100 largest cities.
For comparison, the median rent across the nation as a whole is $1,214 for a 1-bedroom, $1,367 for a 2-bedroom, and $1,381 overall. The median rent in Phoenix is 7.3% lower than the national, and is similar to the prices you would find in Boise, ID ($1,288) and Omaha, NE ($1,259).
If we expand our view to the wider Phoenix metro area, the median rent is $1,365 meaning that the median price in Phoenix proper ($1,280) is 6.2% lower than the price across the metro as a whole. Metro-wide annual rent growth stands at -4.3%, above the rate of rent growth within just the city.

Among them, Surprise is currently the most expensive, with a median rent of $1,704. Glendale is the metro’s most affordable city, with a median rent of $1,233. The metro's fastest annual rent growth is occurring in Scottsdale (-2.3%) while the slowest is in Glendale (-6.1%).

Apartment List has released Phoenix’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters nationwide, provides insight on what states and cities must do to meet the needs of the country’s 111 million renters.
"Phoenix renters expressed general satisfaction with the city overall," according to Apartment List. "However, there seems to be a discrepancy between millennial renters in Phoenix, who are unsatisfied (D), and renters who are parents (B-)."
