Finding a great apartment in Nashville is an endeavor worth every ounce of your talent; it’s a thriving city filled with friendly people and growing opportunities. And if at times it feels like you’re in the same line for the very same thing everyone else wants, take heart; there’s something for everyone here, most notably, the collective energy that truly makes a city great.
Nashville’s growing appeal as a place to live has tightened the rental market in recent years, but don’t fret just yet
Luxury apartments in Nashville generally fall into two categories: high-rise towers in Downtown, The Gulch, and Midtown, and lower-density luxury communities in neighborhoods like Green Hills and parts of South Nashville.
The high-rise buildings tend to offer amenities like concierge service, rooftop pools, resident lounges, and structured parking garages, and come with a premium tied directly to walkability and skyline views.
Luxury garden-style and mid-rise communities farther from downtown often provide more square footage and more generous in-unit finishes, like upgraded countertops and larger closets, for a similar or somewhat lower price than a comparable downtown unit, trading walkability for space and quiet.
When comparing luxury listings, look closely at which amenities are actually included in the base rent versus billed separately, since structured parking, valet trash, and even some fitness or pool access can carry additional monthly fees at high-end buildings.
It's also worth checking a building's pet policy and any breed or weight restrictions, since luxury communities sometimes have stricter rules than standard apartments.
Application requirements, including income minimums, can also be higher at luxury properties, so it helps to confirm those details early in your search. Apartment List lets you filter Nashville's luxury apartments by neighborhood, price, and amenities, so you can compare the downtown high-rise experience against quieter, more spacious luxury options elsewhere in the city.
