Regarding Deposit of $2000.00: $800.00 of this amount is non-refundable and will be used for cleaning and minor maintenance once you vacate. Example of Minor maintenance: A few burned out light bulbs, batteries in garage remotes, minor wall patching and touch up paint.
Refundable deposit is $1200.00 will be used for any tenant damage or excessive maintenance.
Regarding tenant damage: If it is not considered normal wear and tear, it will be deducted from this amount (see attorney general guidelines for what is considered "normal wear and tear")
All of our properties accept Service/ESA animals. No fees or extra rent will be charged for legitimate Service/ESA animals. Online certifications are not accepted.
Renter is to verify all information
No utilities costs are included in the rental amount. However, because this is a short term stay, we will keep utilities in our name and provide copies of the bills each month for reimbursement from the tenant. Owner will also provide the total cost for all utilities from the last 12 months.
Tenant responsible for all Lawn Care. Sprinklers have been blown out for the season and mowing will not be necessary until approximately 4/15/22. Owner will provide weed and feed treatments.
