Hello! This is a charming 3 bedroom, 1.5 bath home on a quiet cul-de-sac which backs to a creek and green space. The layout is open and modern with lots of natural light. Utilities will be included in rent: Xcel energy for gas, Loveland City for water/trash/sewer/electric, Xfinity for internet. If cable tv desired, tenant will be responsible for it. Tenant also responsible for yard maintenance in summer (mower and weedeater provided) and shoveling in winter (shovels provided). No HOA. This space would be best for a couple, young family, or two adults. 1 year lease desired.

Indoors: Front door with key and keypad access, surveilled by Ring doorbell. The main living space has hardwood floors, with a carpeted sunken living room. Half bathroom off of living room as well as discreet closet containing washer and dryer. The kitchen has all matching stainless steel appliances (stove, dishwasher, microwave, and fridge/freezer) and tile countertops and backsplash. Upstairs, the master suite has French doors and a walk in closet. The two additional bedrooms are upstairs as well, both with ample closet space. The main bathroom has a nice large high pressure showerhead, in-shower light, and updated vanity.

Outdoors: The back deck is made of Trex and was added in the last several years. It is east facing, perfect for a peaceful sunrise cup of coffee while the birds sing. There is a sun shade as it gets hot mid-day and posts for hanging lights. The deck steps down to a large grassy lawn on one side with sprinkler system, which has the crawl space access (furnace, water heater, water shut-off valve, etc). On the other side of the deck there is gravel area with two raised garden beds (currently growing watermelon, butternut squash, zucchini, jalapenos, tomatoes, tomatillos, and cilantro). This gravel area has a gate that opens to the driveway, and is perfect for large vehicle storage such as RV, boat, etc.

The garage has remote control access and room for one car and lots of storage. Workbench space with peg board and multiple cabinets would be great for those who like to build! There is also a wood organizer with shelves and hooks for the gear fanatic.

Happy to allow pets, though understand if there is damage to the house (hardwood floors or carpet), tenant will be responsible for replacing. Absolutely no smoking or shenanigans. Please email or call to schedule showing and be able to provide proof of adequate income. May be able to leave some furniture if tenants desire. My apologies, photos taken with owners belongings still inside. House currently occupied, do not come on premises without scheduling appointment.
