Tenant Screening Procedures

Phone screen required before scheduling a showing. Showings are by appointment only. Please confirm your showing time by text or email no later than 2 hours before the appointment- unconfirmed appointments will be cancelled. In fairness to other inquiries and to maintain a consistent process, if a lead fails to respond to a scheduling request for more than 24 hours, the file may be marked Inactive - No Response after 24 hours- it may be reactivated upon request, subject to availability.

Income Standard: Applicant household must demonstrate verifiable gross income of at least 2x the monthly rent (not to exceed 200% of annual rent as required by Colorado law). For applicants using a housing subsidy, the 2x standard applies to the tenant's share of rent.

Total monthly rent: $3200.00 USD. This is the single, total monthly price- there are no mandatory monthly fees. Utilities are billed at actual cost with no landlord markup. We provide at least one no-cost method for rent payment. Individual residential lease only (no corporate or relocation leases). All adult occupants must apply and be on the lease.

Security Deposit: $3,200 (one month's rent). Note: If a deposit installment plan is requested and required by Colorado law, we will comply.

Screening Time Horizon: We do not consider rental or credit history (including evictions) older than 7 years from the application date.

Portable Tenant Screening Reports: We accept compliant portable tenant screening reports as required by Colorado law- no fee is charged to access or use a provided report. A compliant PTSR must meet the requirements of Colorado law at the time it is provided, including any required recency window and required tenant statement(s).

Portable Tenant Screening Report Notice (Colorado law):

The prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in C.R.S. § 38-12-902(2.5).

If the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from:
Charging the prospective tenant a rental application fee- or
Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.

At least one adult leaseholder must attend a showing and present government-issued photo ID before a lease can be finalized. If someone else tours on your behalf, that's fine for viewing only, but we won't finalize approval or sign a lease until at least one adult leaseholder tours and completes identity verification.

An application is considered complete when all required fields are filled out and the applicant has provided the documentation and authorizations needed to verify identity, income, and screening criteria, or has provided a compliant Portable Tenant Screening Report.

Rental Reference Verification (Prior Landlords): Applicants must provide contact information for prior landlords (or equivalent rental history references) for the most recent 2-3 years (or last 2 landlords), as available, and authorize the landlord to verify rental history. The application is considered complete once the required reference information and authorization are provided- reference responses are used as part of screening review.

If criminal history is considered, the landlord does not consider an arrest record of a prospective tenant from any time and does not consider convictions older than five years from the date of the application except as permitted by C.R.S. 38-12-904(1)(b).

Misrepresentation: Applicants may be denied for providing any materially false, incomplete, or misleading information on the application or during the screening/verification process.

Application Processing Order: Applications are reviewed in the order complete applications are received. Incomplete applications are placed on hold until completed.

If an application is denied, the landlord will provide a written denial notice stating the reason(s) for the denial, with a good-faith effort to provide the notice not more than 20 calendar days after the decision to deny.
