PROCEDURE FOR APPLYING:

* Go to www.southernpines.co to complete the application for occupancy. A copy of the application is received by both the HOA and the Landlord. Once the application is submitted, you will receive an email from the HOA requesting you to make a payment. DO NOT MAKE A PAYMENT YET! Wait for a confirmation from us (i.e. AFT Property) before proceeding to make payment.

* Once payment is made, HOA will start screening and processing your application. The landlord will also be given the opportunity to review and make a decision.

* If your application is approved by both the HOA and the landlord, a copy of the lease contract will be sent to you to sign.

* You are required to make payment (Minimum 1 Month Rent + Application Fee + Deposit + Move-out fee) on signing the lease.

Q: Why do you charge an application fee?
A: This fee is charged by us for the processing of your application. Unlike some other agents, we only charge this fee to approved applicants who sign the lease. If your application is unsuccessful, you don't pay. This fee may be referred to as "Move-in fee" on the lease contract.

Q: Why do you charge a Move-out fee?
A: We arrange professional carpet cleaning, minor paint touch-ups (up to 1 hour labor), and minor general cleaning (up to 1 hour labor) for spots you may have missed when moving out. This makes your moving out experience a little less stressful and increases your chances of getting your security deposit back in full. It also ensures our properties are kept well maintained, clean and presentable for new tenants moving in.
