The Small Print:

One month holding deposit and a fully completed online application from all applicants is required to vet tenants.  All applications accepted online at www.mikezrentals.com.  Listing office writes the lease on a Florida Supreme Court Approved Lease.  There is a $30 per person rental office application fee and a $100 rental office application processing fee if approved.  Additionally there is a $50 broker registration fee.  This property has a 2 part approval process.  The owner/mgmt company approves the tenants to lease the property and this includes a background and credit check, proof of income, etc.  Secondly this property is located in a restricted HOA and all tenants (not children) must be approved by the HOA prior to commencement of a lease.  It is the tenants sole responsibility to hand in any and all applicable HOA paperwork to the HOA and to give evidence of approval.  Please allow a minimum of 21 days to process the HOA paperwork.  There is a $100 HOA application fee.
