A tenant's income must be 3x the amount of rent.
The tenant must be able to present the following at signing:
-1 full month's rent
-A full security deposit (the amount of which is equal to a full month's rent) for each adult applicant.
-If the tenant has an approved pet, an additional deposit and 1 month's worth of pet rent (see below for more details).
-$75 leasing fee
-If not paid already at the time of signing, a $35 application fee.
-Proof that utilities have been switched into the tenant's name.
-Proof of renter's liability insurance–we require tenants to have renter's liability (covers damage that tenant does to the rental property) in the amount of at least $300,000.
PETS ARE ALLOWED ONLY UPON APPROVAL OF MANAGEMENT.
-No aggressive breeds allowed.
-Tenant must have had the pet at least 2 years, and it must be at least 2 years old.
If a pet is approved:
-The tenant must pay $45/month for pet rent, per pet.
-An additional deposit of $150 is charged to pet owners ($150 for each pet).
1 MONTH'S WORTH OF PET RENT, AND THE ADDITIONAL DEPOSIT, ARE REQUIRED AT SIGNING.
