Renting in Austin: Tips and local insights
Navigate apartment hunting and city life like a local with our curated articles about Austin, Texas.
Austin’s rental market has shifted significantly in favor of renters, with a surge of new apartments increasing vacancy and softening rents compared to recent peaks. If you’re flexible on location and amenities, you’ll find plenty of options and opportunities to negotiate incentives. However, competition remains strong for unique or centrally located units, so starting your search early is advised.
Collegiate convenience meets urban buzz near UT Austin's 307-foot Tower. Renters covet Craftsman bungalows with original hardwood floors but face 45% rent increases upon lease renewal. The neighborhood's "Grove Shutdown" tradition sees 20,000 students flood 24th Street during finals week.
Urban energy pulses through Downtown Austin, where historic buildings stand alongside sleek high-rises with spectacular views. Rental options include industrial-chic lofts and luxury apartments with resort-style amenities targeting urban professionals. While the neighborhood offers unmatched walkability to restaurants, entertainment venues, and major employers, rental rates rank among Austin's highest with noise from entertainment districts affecting some buildings. Perfect for professionals and empty nesters who prioritize walkable urban living and don't mind paying premium rates for maximum convenience and amenities despite occasional street noise.
Tech corridor convenience defines North Burnet, where newer apartment communities surround Austin's growing technology district including The Domain's "second downtown" development. Most rental properties include contemporary amenities supporting both remote work requirements and active lifestyles through flexible spaces and resort-style facilities. Though lacking the character of historic neighborhoods, the practical advantages of modern construction and proximity to major employers creates compelling value for tech professionals seeking convenience.
Austin’s reputation as the “Live Music Capital of the World” is just one of its many draws. This Texas gem combines a thriving tech scene with a laid-back lifestyle that appeals to both professionals and creatives. Downtown Austin offers high-rise apartments with stunning views of Lady Bird Lake, while South Congress (SoCo) charms renters with its boutique shops, food trucks, and vintage flair. Families often choose North Austin or Circle C Ranch for their spacious homes and strong sense of community. Whether you’re paddleboarding on the lake or enjoying live music at one of the city’s iconic venues, Austin offers a dynamic yet welcoming environment.

Is Living in Downtown Austin Worth It?
Answers
Very much so. I moved from COS, CO and I feel like I received 5 raises to go along with my promotion.
Just depends on person and preferences. I have many friends living downtown and all have different incomes, different lives, jobs, etc., but love it down there.
I enjoy living downtown, easy to get to different neighborhoods, usually high rise living which I also enjoy
No depending on your lifestyle though if single yea
Yes, if you love to hike the greenbelt or go to the river and nitelife.
Yes! Known for it's Nightlife scene High rise buildings A great place to live for people of all ages but I'm not financially able
Depends on your reason for living there. Its not worth it if you just do the usual grocery store, errands, work, then home routine. But if are active, then I'd say it has exactly what you are looking for. I would be picky though as not all parts of Austin are created equal.
No, however prices are dropping
If you work downtown, can afford it and don’t want to commute and deal with traffic, sure!
Depends on what you’re looking for in life outside of work and also depends on what you’re willing to pay, it’s very pricey
