National study of renter’s satisfaction with their cities and states
Apartment List has released Chula Vista’s results from the third annual Apartment List Renter Satisfaction Survey. This survey, which drew on responses from over 45,000 renters nationwide, provides insight on what states and cities must do to meet the needs of the country’s 111 million renters.
"Chula Vista renters expressed general satisfaction with the city overall," according to Apartment List. "With expensive rents in coastal cities, it comes as no surprise that cost of living is a source of dissatisfaction in Chula Vista."

Central Chula Vista combines historic character with affordability in this established South Bay neighborhood. Rental options include charming bungalows and Spanish-style homes with architectural details unavailable in newer suburban developments. While the location means longer commutes to northern San Diego employment centers and some commercial corridors need investment, residents enjoy substantially better housing value with excellent access to both downtown Chula Vista's developing restaurant scene and the bay front's recreation opportunities.
Hispanic heritage enriches Castle Park, where modest homes create an authentic community experience in southern San Diego County. Residents enjoy neighborhood institutions like Loma Verde Park recreation center and authentic Mexican restaurants reflecting the area's cultural character. Though some areas show deferred maintenance reflecting economic challenges, the strong sense of community and cultural traditions create a welcoming atmosphere for families. The neighborhood's affordability compared to northern San Diego areas creates opportunities for first-time homebuyers and renters seeking authentic local experiences beyond tourist-oriented districts.
Young family renters value Otay Ranch's newer apartments featuring modern amenities like in-unit laundry, secure package delivery systems, and playgrounds visible from kitchen windows. The neighborhood's Town Center plaza hosts free children's events weekly, creating social opportunities for parents without entertainment costs. Most rental communities include pools and fitness centers within rental costs—eliminating separate gym membership expenses. Though commutes to downtown San Diego require planning, dedicated express bus service provides car-free options, and the nearby eastern trails offer weekend recreation without coastal crowd congestion.
