What’s so special about Elgin, anyway?

There’s a reason Elgin is one of Illinois’ fastest growing communities: The city boasts a mixture of ornate Victorian homes, newly-constructed estates, and rental units of all varieties for remarkably affordable prices. 1-BR rentals usually go for between $700 and $900, while lucky leasers can often find spacious luxury units for under a grand.

Is it easy to find an apartment there?

Yep. Waiting lists are nearly unheard of in Elgin, and plenty of complexes have vacant units year-round. The various rental properties in South and West Elgin has a more suburban vibe. Featuring tons of newly-constructed homes and apartments replete with all kinds of bells and whistles.

What’s my best option for bumming around town?

The Metra rail service, which runs daily routes between the Elgin and Chicago. The PACE city bus, meanwhile, is a viable option for bumming around Elgin alone, but your best bet for navigating the streets of Chicagoland is via your own set of wheels. Elgin’s attractions, businesses, shopping centers, banks, and restaurants are so spread out that the only way to work and play conveniently is with your own vehicle.

Any other tips for renting in Elgin?

Just be sure to read your lease carefully and give your new pad a solid inspection before settling in. Welcome to the September 2019 Elgin Rent Report. Elgin rents declined over the past month. In this report, we'll evaluate trends in the Elgin rental market, including comparisons to cities throughout the metro, state, and nation.

Elgin rents declined slightly over the past month

Elgin rents have declined 0.2% over the past month, but have increased marginally by 0.8% in comparison to the same time last year. Currently, median rents in Elgin stand at $988 for a one-bedroom apartment and $1,162 for a two-bedroom. This is the second straight month that the city has seen rent decreases after an increase in June. Elgin's year-over-year rent growth lags the state average of 1.0%, as well as the national average of 1.5%.

    Rents rising across the Chicago Metro

    Throughout the past year, rent increases have been occurring not just in the city of Elgin, but across the entire metro. Of the largest 10 cities that we have data for in the Chicago metro, all of them have seen prices rise. Here's a look at how rents compare across some of the largest cities in the metro.

    • Aurora has seen the fastest rent growth in the metro, with a year-over-year increase of 1.9%. The median two-bedroom there costs $1,328, while one-bedrooms go for $1,129.
    • Over the past month, Arlington Heights has seen the biggest rent drop in the metro, with a decline of 0.8%. Median two-bedrooms there cost $1,486, while one-bedrooms go for $1,263.
    • Gary has the least expensive rents in the Chicago metro, with a two-bedroom median of $941; rents grew 0.3% over the past month and 0.9% over the past year.
    • Naperville has the most expensive rents of the largest cities in the Chicago metro, with a two-bedroom median of $1,777; rents decreased 0.2% over the past month but were up 1.6% over the past year.

    Elgin rents more affordable than many large cities nationwide

    As rents have increased marginally in Elgin, a few large cities nationwide have also seen rents grow modestly. Elgin is still more affordable than most large cities across the country.

    • Rents increased slightly in other cities across the state, with Illinois as a whole logging rent growth of 1.0% over the past year. For example, rents have grown by 0.7% in Rockford.
    • Elgin's median two-bedroom rent of $1,162 is slightly below the national average of $1,191. Nationwide, rents have grown by 1.5% over the past year compared to the 0.8% increase in Elgin.
    • While Elgin's rents rose marginally over the past year, many cities nationwide also saw increases, including New York (+1.7%), DC (+1.5%), and Columbus (+1.3%).
    • Renters will find more reasonable prices in Elgin than most large cities. For example, San Francisco has a median 2BR rent of $3,133, which is more than two-and-a-half times the price in Elgin.

    Methodology - Recent Updates:

    Data from private listing sites, including our own, tends to skew toward luxury apartments, which introduces sample bias when estimates are calculated directly from these listings. To address these limitations, we’ve recently made major updates to our methodology, which we believe have greatly improved the accuracy and reliability of our estimates.

    Methodology:

    Apartment List is committed to making our rent estimates the best and most accurate available. To do this, we start with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, comparing only units that are available across both time periods to provide an accurate picture of rent growth in cities across the country.

    Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD. Our methodology also allows us to construct a picture of rent growth over an extended period of time, with estimates that are updated each month.
