Tenant to replace air filters (90 days, HVAC) and check water filter (60 days), recommended intervals

Tenant responsible for electric, grass, yard, maintenance, floors, kitchen, overall cleanliness.
Well-water, filters must be maintained.
Security deposit based on credit score.
Background check, references and $30 application through Hemlane.
