LEASE TERMS

- 60 days' written notice required to move out
- Quarterly maintenance inspections, scheduled 72 hours in advance
OPTIONAL CHARGES (apply only if they apply to you)
- Pets: dogs, cats, and caged birds with approval. One refundable $300 pet deposit per household. No pet rent.
- Livestock: $30/month per head of cattle, horses, or other large livestock- no monthly charge for poultry. Refundable $1,500 livestock deposit. Tenant installs, maintains, and removes all livestock fencing- buildings, storage container, leach field, well head, septic lids, and propane tank must be fenced off before large livestock arrive.
- Late fee: the greater of $50 or 5% of past-due rent, only if rent is more than 7 days late.
Landlord charges no application fee. Applicants who apply online pay the screening provider directly for their credit and background report.
PORTABLE TENANT SCREENING REPORTS: Applicants have the right to provide the landlord a portable tenant screening report, as defined in C.R.S. 38-12-902(2.5), prepared within the last 30 days. If an applicant provides a portable tenant screening report, the landlord is prohibited from (a) charging the applicant a rental application fee, or (b) charging the applicant a fee to access or use the report. Applicants who provide a report must also provide a statement that there has been no material change in their information since the report was generated.
