Hi there! I have available a 3bd/1bath ground floor living space in a ranch home in the Aurora Hills neighborhood. It is a split home in that one occupant lives presently in the basement living space and shares the kitchen and the laundry room with the ground floor space available to rent. There are dedicated fridges and pantries for each floor.

The main floor space for rent is 2 average sized bedrooms, 1 slightly smaller bedroom that works great as an office, and a living room—all with solid oak floors and lots of natural light—as well as a full bath with tub and shower. The entire ground floor, which includes the kitchen, has recently been renovated with new tile, paint, flooring, fixtures, and stainless steel appliances. House has heating, AC and ceiling fans. Full sized clothes washer and dryer are in the basement.

Outside is a covered porch, a decent sized yard, and there’s a vegetable gardening area. The house is on a corner across from an elementary school and park, but the school yard is down the block, so it stays pretty quiet.

We welcome dogs as long as they aren’t aggressive, aren’t jumpers (fully fenced yard but it’s only 3 feet high), and the one quiet older dog-in-residence approves. Sadly, we have to say no to cats.

There is no smoking of any kind allowed inside.

The existing basement occupant is a progressive, purposely single, non-smoking, creative professional guy who lives a pretty low-key quiet life, working from home part-time and creating 3-D printed art in his off hours. He is also the property manager so handing in rent payments and getting things fixed is as easy as knocking on his door.

The house is about a mile or so from I-225, the light rail, and the Aurora mall. There are also tons of great ethnic restaurants just around the corner and we have very friendly, quiet neighbors. There's lots of parking in the driveway and on the street.

The monthly rent is $1850. Internet (fastest available) and trash are included. Electricity, gas, and water are split by total number of people in both levels. (Total to split with the prior renters averaged $250-$300/mo.)

Move in is a $2000 deposit and first month’s rent (pro-rated as needed). There’s a flat $200 additional deposit if moving in with a dog. Deposits are due at signing, first month’s rent is due at move in.
